Responsibilities
Routine Maintenance:
- Conduct regular inspections of the property to identify maintenance and repair needs.
- Perform basic maintenance tasks, including plumbing, electrical, HVAC, and carpentry work such as drywall and painting.
- Maintain and repair building systems, such as heating and cooling systems, plumbing, and electrical.
Repairs and Troubleshooting:
- Respond promptly to maintenance requests from residents and address issues in a timely and efficient manner.
- Troubleshoot and resolve issues related to appliances, fixtures, and common areas.
- Ensure that all repairs meet safety and building code standards.
Project Organization:
- Plan and schedule maintenance and repair projects, coordinating with contractors, vendors, and team members.
- Procure necessary materials, tools, and equipment for maintenance tasks and projects.
- Maintain a well-organized inventory of supplies and equipment.
Safety and Security:
- Maintain a safe and hazard-free environment within the properties.
- Implement and follow safety protocols and procedures.
- Act as a point of contact for emergency repairs and maintenance issues outside of regular working hours.
Communication:
- Effectively communicate with residents, property managers, and team members to ensure a high level of customer service.
- Provide regular updates on the status of maintenance tasks and projects.
- Keep accurate records of maintenance activities and expenses.
Qualifications
- High school diploma or equivalent.
- Be a jack of all trades.
- Previous experience in property maintenance or a related field is preferred.
- Strong knowledge of general maintenance tasks, including plumbing, electrical, and HVAC systems.
- Excellent problem-solving and troubleshooting skills.
- Ability to work independently and as part of a team.
- Good communication and interpersonal skills.
- Basic computer skills for record-keeping and communication.
- Knowledge of safety and security protocols.
- Physical stamina and ability to lift heavy objects and work in various weather conditions.
